FAQ

Common questions

Straight answers to what owners usually ask before they call.

How did you get my address?

We use public property records to find owners in the areas where we buy, then mail a postcard. You are not on any special list, and if you would rather not hear from us again, tell us and we will remove you.

How do you come up with your offer?

We look at recent sales nearby, the property's condition and any repairs it needs.

Am I obligated to anything if I fill out the form?

No. The form only lets us review the property and contact you. Nothing is binding until you sign a purchase agreement.

Do I need to make repairs or clean out the house?

No. We buy as-is. You can leave furniture and belongings you do not want.

What if there are tenants?

That is fine. We buy tenant-occupied properties subject to the existing lease, and the tenant stays on their lease terms.

How fast can you close?

Plan on about 30 days from signing. If you need more time, we can set a later date.

Do I pay any fees?

No. There is no agent commission, and we pay the normal closing costs. If you have a mortgage, liens or back taxes, those are paid off from your proceeds at closing, as in any sale.

Will you buy it yourselves?

Sometimes. Other times we assign our contract to another investor, who closes on the same price and terms you agreed to. Either way, your price and closing date stay the same.

What if I am behind on property taxes or have a lien?

We can still buy. Back taxes and liens are paid from the sale proceeds at closing, and the title company handles the payoffs.

Are you real estate agents?

Nick Bush, a member of COBI Holdings, LLC, is a licensed real estate salesperson in Virginia and DC. When Cobi Holdings buys, he acts as a buyer for the company, not as your agent. If you would rather list your property, we can talk about that too.
